While the area is of course a great vacation destination, the vibrant and diverse community allows for full-time residents to enjoy the perfect blend of natural beauty, recreation, and Southern charm.

So, if you’re considering making the move to Lake Oconee, but aren’t exactly sure which gated or non-gated neighborhood is the best fit for you, consider this your local Lake Oconee neighborhood guide to help you decide based on your lifestyle and interests.

Lake Oconee Communities for Every Lifestyle

Lake Oconee is incredibly well-known for its golf community and Reynolds takes the top spot for being a prime destination for golfers.

This sprawling, master-planned community is home to 7 world-class golf courses, multiple clubhouses, fine dining, a Ritz-Carlton resort nearby, and endless lakefront amenities.

Residents can enjoy access to tennis courts, fitness centers, pickleball, walking trails, and a vibrant social calendar. Ultimately if you’re looking for luxury with a strong community vibe, Reynolds delivers.

Originally a separate development, The Landing is now part of the Reynolds umbrella but retains a cozy, neighborhood feel.

The Landing has its own golf course, clubhouse, pool, and access to all of the Reynolds amenities, while maintaining a more relaxed entry into Reynolds living.

Also under the Reynolds umbrella, Great Waters is known for its Jack Nicklaus-designed golf course that hugs the lake for much of its layout. This gated neighborhood is ideal for serious golfers and those who want breathtaking lakefront views.

The community includes its own golf course, marina, pool, and renovated clubhouse, making it perfect for seasonal residents and vacation homeowners.

Harbor Club is a gated, golf and lake community that strikes the perfect balance between relaxation and recreation. Residents can become a member to enjoy an array of amenities, such as a semi-private golf course, junior olympic sized swimming pool, fitness center, marina, walking trails, and a dog park just to name a few!

Plus, residents look forward to regular community events, like wine tastings and outdoor concerts.

This neighborhood also offers great value. Not only are home prices more favorable compared to surrounding areas, but the HOA and membership fees are also more competitive, which can make a meaningful difference over time. It's a great option for buyers looking to get the most out of their investment.

Overall, with its low-maintenance properties and welcoming atmosphere, Harbor Club is a favorite to many in the Lake Oconee area.

Located on the northwestern side of the lake, Cuscowilla is known for its serene lakefront setting and private golf course. It's a quieter, more low-key alternative to Reynolds, but still offers upscale amenities.

Many homes within Cuscowilla take on a cottage feel and many subsections of the subdivision have access with a dock slip without being directly lakefront. The private, gated community is a favorite among serious golfers, as the golf course provides a challenge that many members take pride in.

Del Webb is the premier 55+ community in Lake Oconee and is the only Del Webb community with direct lake access. In addition to residents, this neighborhood also appeals to extended families thanks to its wide range of amenities and friendly vibe.

Located near Greensboro, this neighborhood features single-family homes, a clubhouse with a fitness center and indoor pool, and easy access to nearby shops and restaurants. Residents enjoy walking trails, indoor and outdoor pools, and a full calendar of events.

If you're looking for low-maintenance living with lots of social opportunities, Del Webb is a top choice.

Waters Edge combines lake living with equestrian charm. This gated, luxury community includes an equestrian center, large wooded lots, and custom-built homes.

It’s ideal for those who want space, privacy, and a deeper connection to nature, without sacrificing access to the lake. Overall, Waters Edge offers a unique blend of Southern estate living and outdoor recreation.
